The soil east of Butterfield Stage Road is not the soil we dig in San Jacinto. Down past Redhawk Parkway it turns to decomposed granite and hardpan a foot below the sod, and a shovel bounces off it in August. We bring the plate compactor and the mattock on those calls. Grading a 600 square foot back yard there takes our crew most of a day before a single roll comes off the truck.

Nine to fourteen dollars a square foot, installed. The spread is real and it comes down to three things: how much old lawn and irrigation we haul out, how far the wheelbarrow has to travel from the driveway to the back yard, and whether the pad needs to be re-cut for drainage.

Four inches of Class II base. Compacted in two lifts to 90 percent, wet down between passes because dry DG will not knit. Then a screed pass to set fall away from the house at roughly a quarter inch per foot.

Steve runs our field crew and he has stopped jobs in that neighborhood to re-compact a pad that read soft underfoot. Costs us a half day. Saves the homeowner a lumpy yard in year three, which is when a rushed base always shows up.

Turf gets seamed, then nailed on six inch centers around the perimeter with galvanized spikes, then silica sand infill brushed in at roughly two pounds per square foot. The sand is what keeps the blades standing up after a July weekend of kids on it.

The irrigation problem nobody expects

Older Redhawk yards have lateral lines running three to six inches below the old lawn, and the as-builts are long gone. We hand dig the first pass near valve boxes and along the house side. We have still clipped a line. When that happens we cap it and repair it the same day rather than burying the problem under base rock.

Anyone converting the front yard should plan on an HOA submittal. Most boards out there want a turf sample and a simple site plan before work starts. Getting that in early saves about two weeks.

Heat, wind, and what it means for your yard

Temecula summers push past 100 degrees, and the Santa Ana wind that funnels through the Temecula Creek corridor in October dries a yard out faster than anything on a sprinkler timer can keep up with. Turf does not care. Surface temperature is the honest tradeoff: any synthetic surface reads hotter than shaded soil in full sun, which is why we push shorter pile and a lighter blade color for full-exposure west-facing yards, and why we ask about dogs before we spec anything.

For dog households we spec our pet-friendly turf with a perforated backing and a drainage layer sized to the run, not the whole yard.
