What we run into on Seven Hills lots

Under the sod it is clay with a thin cap of old topsoil. Clay swells when it takes water and shrinks hard when it does not, and July out here runs 100 to 110 most afternoons.

So we do not shortcut the base. Four inches of Class II base, wet down before compaction because dry fines will not lock together, then compacted in two lifts with a plate compactor. Steve will pull the crew off a pad and re-run it if it still reads soft under a boot. That costs us half a day. It is the difference between a flat yard and a wavy one in year three.

Irrigation and valve boxes

The tract irrigation around Seven Hills Drive and Stetson Avenue was laid shallow, and half the valve boxes have been buried under lawn for thirty years. We hand dig the first pass anywhere near a box or a lateral. Cutting a line with a sod cutter turns a two day job into a three day job and a repair nobody budgeted for.

We cap and pressure test what we take out of service, and leave the drip for planters live so your trees and shrubs keep drinking.

Edges and front yard standards

Front yards get bender board and a decorative rock or decomposed granite border so the turf holds a hard line against the sidewalk instead of curling away from it. If your street or association has front yard standards, hand us the spec sheet on the walk-through and we build to it rather than fixing it after.

Putting greens near the golf course

Pet turf gets zeolite infill instead of plain silica, and we punch extra drainage into the base along whatever run the dog has worn into the yard. Rinse it weekly in summer and the ammonia does not build.
