Wind is the Beaumont variable
Beaumont sits at the mouth of the San Gorgonio Pass, and the yards north of Oak Valley Parkway feel it more than anywhere else we work. That wind is why we build Beaumont edges differently than a Hemet backyard.
The failure we get called out to fix is almost always the same. Perimeter spiked at 12 inch intervals, no edging, and a west or northwest facing edge that caught air and lifted. Once turf lifts at a corner the wind finishes the job in a season.
We nail Beaumont perimeters at roughly 6 inch spacing with 5 inch galvanized spikes driven into compacted base, not loose dirt, and we run bender board or a poured edge anywhere the turf terminates against decomposed granite or planter. Seams get glued and taped across the full width. Pins alone do not hold in the pass.
What the soil does up here
Beaumont sits around 2,600 feet, so the ground behaves differently than the valley floor. Colder nights, real frost in January, and a mix of clay and rocky decomposed granite depending on which side of Beaumont Avenue you are on.
Standard build is four inches of Class II base compacted in two lifts to 90 percent. On the older lots near Noble Creek Park where we hit expansive clay, we over excavate to six inches and bring the whole pad back in rock. A green or a patio built on native clay up here will show a wave by the second summer. We have seen it on jobs we did not do.
Frost does not hurt turf. It sits on the blades in the morning, melts by nine, and drains through a perforated backing. Real sod in a Fairway Canyon yard goes dormant and brown for two months. Turf does not.
HOA and design review
Several of the newer Beaumont tracts run architectural review before you touch the front yard. We size and spec the job so you have something to submit: square footage, pile height, infill type, and edge detail. That paperwork is faster than a redo.
