Valle Vista sits about six miles east of our San Jacinto shop. We work this area weekly. The homes here run older than the tract neighborhoods west of Hemet, with wider lots and granite-heavy soil. That soil matters. When we dig out the top three inches to prep a sub-base, we pull more rock than sand, and that changes how we compact the base.

Most of our Valle Vista installs land between Florida Avenue and Stetson Avenue, with a lot of work on the cross streets near Simpson Road and Fairview Avenue. We finished a 1,450 square foot backyard off Whittier Avenue last month. Pulled out dying Bermuda grass, graded a 1% fall toward the back wall, and laid 85-ounce pet-grade turf over a 3-inch decomposed granite base.
Valle Vista hits 107 degrees for weeks in July and August. Heat like that cooks cheap infill and turns the backing brittle. We use turf with UV-stabilized polyethylene fibers and silica infill. The rubber-crumb infill other installers use gets oily in this heat and smells by August.
What Valle Vista Soil Does to a Turf Job
The decomposed granite around here is tricky. It compacts well but drains unevenly. If you skip the base prep and lay turf on native soil, you get puddles in winter when the rain finally comes. We run a plate compactor over a 3 to 4 inch Class II base twice. Once dry, once wet. It takes an extra hour. Worth it.
Many of the older ranch-style homes along Florida Avenue have septic systems. We mark lines before excavation. Hitting a septic lateral is expensive for everyone involved.

How Long Does a Valle Vista Turf Install Take?
A standard 1,000 square foot backyard takes three days. Day one is demo and haul-off. Day two is sub-base, weed barrier, and nailing perimeter boards. Day three is roll-out, seaming, cut-in around the AC condenser or patio, and infill brushing. If the yard has a tight side-gate we might push to four days.
