Artificial turf installation in Tuscany Hills and Canyon Hills

The lots above Railroad Canyon are the reason Lake Elsinore turf jobs cost more than the same square footage in a flat Hemet tract. Half the backyards in Tuscany Hills sit on a downslope with a two to four foot drop across 20 feet of yard.

You cannot just lay turf on that. Water gets under the backing and takes the base with it, and within a season you have ripples and an exposed seam at the top of the slope.

How we handle the hillside lots

Terrace it or retain it. On a job off Vista Del Lago we cut two levels with a block retaining wall between them, put a drain line behind the wall, and turfed the upper pad flat. The lower strip went to decomposed granite and drought planting.

Base goes in at three to four inches of class II, compacted in two lifts. On slopes we pin the perimeter tighter than the standard six inch nail spacing, because the wind coming off the lake in the afternoon will find any loose edge.

What turf costs in Lake Elsinore

Flat backyard, easy side gate access, 600 square feet: usually $9 to $11 per square foot installed.

Sloped lot, block wall work, or a yard where the crew has to wheelbarrow base through a house: $12 to $14, sometimes higher if there is a wall involved.

Demo of old sod, concrete, or failed turf is quoted separately. We have pulled roll-out turf off Lake Elsinore backyards where someone stapled it to bare dirt, and that removal takes a day by itself.

HOA rules in Canyon Hills and Summerly

Most Lake Elsinore HOAs in these tracts allow synthetic turf in rear yards without much argument. Front yards are where you need approval, and the common requirements we see are a minimum pile height, a natural color blend rather than a single flat green, and a planted border rather than turf running to the sidewalk.

Bring the HOA the turf spec sheet. Face weight and pile height are the two numbers they ask for, and we hand those over on every bid.

Heat, dust, and the lake

Summer here runs past 100 degrees for weeks at a stretch, and the wind off the lake carries fine grit into the pile the same way it does out in San Jacinto. Plan on rinsing pet areas weekly in July and August.
